HOW CLOSE ARE YOU TO YELLOWSTONE NATIONAL PARK?
We are located in Paradise Valley, 30 miles from the North Entrance of YNP, which is about a 35 minute scenic drive.
ARE YOU OPEN YEAR ROUND?
Yes! Our Cabins and A-frames are open all year. Our Tents are open from mid May through late September. The North Entrance of Yellowstone National Park is also open year round with access to the Lamar Valley and Cooke City. There are also hot springs and plenty of winter activities in our area.
I’D LIKE TO BOOK MULTIPLE UNITS?
That’s great and we are happy to help! You can either book multiple units online for each separate unit or you can email us and we’ll send you the links for each unit.
CAN I RENT THE WHOLE PROPERTY?
Yes! We often have wedding groups or special gatherings rent the whole property. Please email us for more details.
NOTE: We do not allow weddings or parties on site as we are not licensed in Montana for such events. We only provide lodging services.
DO YOU HAVE INTERNET & WiFi?
All of our units have Starlink internet and it’s the highest speed, most reliable option in our area. While this has proven reliable, we cannot guarantee 100% coverage at all times. WiFi details and password will be provided to you the day of checkin.
DO CELL PHONES WORK ON YOUR PROPERTY?
Yes! Most major carriers work on our property. However, being in the mountains you will loose coverage from time to time, especially if Yellowstone National Park. Please plan accordingly and check your cell carriers map of coverage prior to your arrival.
HOW DO I CHECK IN TO MY UNIT?
All of our units are self checkin and guests rarely have difficulties. You will receive all check in details, the code to the gate and your unit the day of your arrival. You will receive this information via email or the messaging system of the hosting engine (VRBO, AirBnb) you originally booked with. Please record this information prior to your arrival as there are no staff onsite during your checkin.
CHECK IN / CHECK OUT
- Check-in time begins at 4pm & guests can arrive any time after that
- Checkout by 11am
- Campsites are self check-in & out with a key code. We provide all information needed to access & enjoy your unit.
- We do not have staff on location but are available by phone or message.
EARLY CHECKIN/LATE CHECKOUT
- Due to a number of factors, we cannot accommodate early check-in or late checkout. Thanks in advance for understanding.
- We will however message you if your unit is ready earlier than check-in time
CANCELLATION POLICY
- Travelers who cancel at least 60 days before check-in, will receive a full refund (less 5% credit card service fee).
- Cancellations between 30 and 60 days before check-in, will receive a 50% refund (less 5% credit card service fee).
- Cancellations within 29 days of check-in will be refunded the cleaning fee only (less 5% credit card service fee).
- Travelers who do not cancel and do not use their reservation will not be refunded at all.
- We do adhere to our advertised cancellation policy & all cancellations must go through the hosting site your reservation originated from (Airbnb, VRBO, or a direct booking on our website) & cannot be done over the phone or through messaging.
- Please cancel through your booking site or for direct website reservations email us for cancellation.
- We do not make exceptions to our policies as advertised Our CANCELLATION policy is firm so please review and plan accordingly
DAMAGE DEPOSIT
- We pre-authorize a $500 (not withdrawn) a damage deposit the day before check-in. We release the pre-authorization if there is no damage to your unit after checkout. This is a term you agree to at the time of your reservation.
- This is a standard practice for all short term rentals and hotel (like having a credit card on file). This charge does not come out of your account, however depending on your bank/card it may lower your spending limit on your card.

PAYMENT TERMS
- Total reservation amount due at time of booking
MAX OCCUPANCY
- A-frames have a max occupancy of 2 guest
- Tent #2 has an occupancy of 4 guest, all other tents sleep 2 guest each
- All guest must be counted towards the total # of guest, regardless of age
- We do not make any exceptions to our occupancy max
- No unregistered guest or visitors allowed on property at any time
VEHICLE/PARKING POLICY
- NO RVS, camper trailers, or pitch-your-own-tents
- 1 vehicle per reservation
- If pulling a trailer or if you have a vehicle or trailer where the total length (vehicle + trailer) is over 22 feet, please contact us before booking
CLEANING
- Common building is closed from 2pm – 4pm daily for professional cleaning.
- Guest responsibility to keep common areas tidy after each use
COMMUNAL PROPERTY ETIQUETTE
- This is a COMMUNAL property and it is each guests responsibility to follow our simple rules, be respectful & considerate of other guest.
TENT DISCLAIMER
Our TENT accommodations are thoughtfully designed for comfort but are still JUST TENTS with the potential to be hot during the day and cool at night, there is the potential for noise and a few bugs could get inside the tent. We make every effort to keep these factors to a minimum but camping in Montana comes with some givens. If you are at all leery about staying in a tent please choose our A-frame accommodations.
NOISE DISCLAIMER
The campground is located right in a tiny town and has a nearby outdoor music venue (the famous OLD SALOON) that occasionally has live outdoor music in the Summer till 11 pm. This is a great benefit for our guests if you enjoy that sort of thing and if you do not enjoy outdoor music or are sensitive to noise then we encourage you to book either another accommodation or inquire about our Emigrant Cabins.
HOUSE RULES
- Children under 12 not allowed, see our family friendly property @emigrantcabins
- Pets: Well behaved dogs allowed in A-frames only, no dogs in common building or tents. $25/reservation for up to 2 dogs.
- Parties and events: not allowed
- Smoking inside: not allowed
- QUIET HOURS: 11pm to 9am daily.
- CHECK-IN/OUT TIMES & CANCELLATION policy are firm, please consider this when planning your trip & plan accordingly.
CAN I MAKE A RESERVATION VIA PHONE?
We love talking to our guests, however to make our units the most affordable in the area, all of our reservations must be made online via our website or a hosting site (VRBO, AirBnb, etc…).
WHAT IF I HAVE QUESTIONS DURING MY STAY?
Our staff is available for emergencies 24/7 via the call phone number you’ll receive the day of checkin. This number is for emergencies only.
Guests rarely need our assistance, but any guest questions can be directed to us via email or the messaging portal of your hosting site (VRBO, AirBnb, etc…).
TENTS BUGS, WEATHER & NOISE QUESTIONS?
Our Canvas Wall tents are extremely stout and made right here in Montana. They are also equipped with mattress heaters, a freestanding heater, a freestanding fan, warm blankets, carpeted floor and even bug netting to cover the bed. However, mountain weather can change quickly and be cold or hot on any day of the year.
Fortunately, we don’t have many biting insects, but bugs can get into the tent.
Our tents are made of thick canvas, but sound does penetrate them. In high winds you may hear the tent fly against the tent or some outside noises, but we include a sound machine if you’d like to have some white noise.
If you are at all concerned about this we recommend you rent an Aframe unit or Cabin instead.
ARE THERE WILD ANIMALS NEARBY?
Yes, you’ll probably see Mule Deer right outside your window in the morning! There are also moose, bear and snakes in the area. However, moose, bear and snakes are rarely seen on our properties. Please be aware and do not set food or garbage outside unless it’s in a provided garbage can or locked in your vehicle.
Wild animals are unpredictable and can be dangerous, please do not approach them. If you have any concerns please contact us.
DO THE TENTS AND A-FRAMES HAVE BATHROOMS INSIDE THE UNIT?
No. As advertised the Tiny Town Campground has a Common Building with bathrooms and showers. There is also a full commercial kitchen available for guests to prepare their own meals.
If you are concerned with this please book one of our Cabins.
CAN I GET A MILITARY, AARP OR OTHER DISCOUNT?
We are happy to host you and thank you for your service, but our rates are as advertised and one of the most affordable in the area. If you book directly on our website you’ll automatically get the lowest price possible without the fees associated with hosting sites like AirBnB.
CAN I BOOK A LONG TERM RENTAL?
Thank you for your inquiry. Unfortunately, the State of Montana is very strict on short term vs. long term rentals. We are only licensed for short term and cannot accept long term rentals. You’re welcome to make a reservation for up to 29 days. We could adjust the nightly rate to an agreed upon rate and it would depend on the season and availability.
DO YOU HAVE SECURITY?
We always want our guest to feel comfortable & safe at our properties.
- We have security gates at each property to allow only those who should be there access to the property.
- We have driveway “Ring” style cameras and they are located near the entry & exit gates.
The cameras only turn on when a car drives in or the motion sensor is triggered. We can only see things like cars, basic outline of people and pets etc.
We only use the footage to check in on the current weather at the property, see if the right number of cars and guest have checked in, etc.
We do not watch or review the footage on a rolling basis or invade guest privacy in any way. There are no cameras or any recording devices in any interior location on our property & the camera is used for basic driveway security only.

DO YOU ALLOW DOGS?
We love our furry friends and do allow up to 2 well behaved dogs in our A-frames & Cabins. We do not allow dogs at our Tents.
They cannot be left unattended unless kenneled & they cannot go in the communal kitchen or bathhouse at the campground. Ensure you add the pet to your reservation along with number of guest and the $25 pet fee will be added to your reservation.
*Service animals allowed, but you must provide all paperwork prior to your stay.
DO THE UNITS HAVE HEAT
Our Emigrant Cabins & Tiny Town Campground A-frame units all have traditional electric heat and are rented year-round.
Our tent units are available mid May through late September and come with a space heater & heated mattress pad. The tents are wind & water proof but are more subject to exterior temperature drops than our traditional accommodation.
DO THE UNITS HAVE AIR CONDITIONING?
The Cabins and A-frames have window unit air conditioners that keep the temperatures cool. Please make sure to close blinds and doors to maximize the cooling in your unit.
Tents do not have air conditioning, but do have multiple screened windows and a fan.
MY DATES AREN’T AVAILABLE ONLINE?
Our location is very popular and reservations are often made many months in advance. If your chosen dates aren’t available it’s because we are fully booked, try adjusting your dates or length of stay.
ARE THERE RESTAURANTS/BARS CLOSE BY
Yes! There are several restaurants and bars near our properties. Some are even within walking distance. We recommend you Google locations near Emigrant, Montana to check operating hours as they change depending on the season.
WHAT ACTIVITIES ARE NEARBY?
Honestly, too many to list. Most guests will choose to venture into Yellowstone National Park. We suggest using Google Maps “things to do” but local activities include:
